10 Portman Square is a new building with 113,000 sq ft office and 20,000 sq ft of retail space in Marylebone, London W1.
In April 2010 British Land bought 2-14 Baker Street in the West End for £29million. Planning consent was granted in 2009 for 139,000 sq ft of office space with retail units at ground level.
The new nine-storey rectangular building has a central core with natural light on all four sides. All of the office floors are totally column-free, ranging in size from 9,500 sq ft to 18,000 sq ft. The 5th and 7th floors benefit from large accessible terraces. The development was designed to achieve a BREEAM 'Excellent'environmental rating.
Award-winning architecture and interior design practice Jestico+Whiles led the design of 10 Portman Square, which offers column-free floorplates of 18,500 sq ft and benefits from natural light on all four sides stunning views across Portman Square.
