Developer Fenton Whelan has just launched the £500 million Park Modern, a 190,000 sqft luxury development overlooking Kensington Palace Gardens.

57 one to six bedroom residences are now for sale, including spectacular lateral apartments, three trophy penthouses and mews houses.

The development includes 30,000 sqft of 5-star hotel style amenities including a concierge, resident’s lounge, signature restaurant and cafe, porte cochère with valet parking, and a wellbeing floor with a 25 metre pool, gym, spa, cinema, and treatment salon.

Located on Bayswater Road, at the entrance to Queensway, the apartments in the building designed by architect Lee Polisano of PLP Architecture will have front row views over Kensington Palace Gardens.

Park Modern is London’s first virtual super-prime launch, with invited guests joining from all over the world. The launch event has been produced in the style of a Netflix documentary film, combining previously unseen state-of-the-art animation of the completed Park Modern, alongside stunning aerial footage of Hyde Park.

The one and two bedroom apartments are up to 1,600 sqft in size, on the floors 1-4, featuring floor to celing glazing with all the parkside apartments opening onto outside terraces.

The three and four bedroom apartments, up to 3,000 sqft in size, are on the floors 5-7 providing generous reception rooms opening onto large terraces, family kitchen/breakfast room and principal bedroom suite with walk-in dressing room and bathroom fitted with bookmatched marble.

Three penthouses on the 8th and 9th floors provide 16,500 square feet of living space and 5,600 sqft of private wrap around terraces.

The 9th floor penthouse offers over 7,000 sq ft of lateral living space completely surrounded by over 2,400 sq ft of terracing. Views include Kensington Palace, Royal Albert Hall, the Shard and the City of London skylines.

Fenton Whelan has forward sold for all of the first phase release of residences in the development at a record price for homes on the Northern boundary of Hyde Park. The main launch of Park Modern includes the second phase release of residences including the upper floor apartments and penthouse collection.

Sanjay Sharma, co-Founding Director of Fenton Whelan commented: “Front row on the park, Park Modern is perfect for those looking to enjoy an exceptional quality of life and wellbeing in the heart of Prime Central London. With a spectacular south facing aspect, Park Modern beautifully harmonises with the surrounding architecture and Hyde Park. The dedicated wellbeing floor gives residents space to retreat, relax and revive. Representing Hyde Park’s finest park-side architecture to date, Park Modern provides the most outstanding luxury apartments in London.”

James Van Den Heule, co-Founding Director of Fenton Whelan said: “This transformative, parkside development is a fusion of contemporary design and exceptional specification, Park Modern is a fresh, contemporary approach to the London market. Offering a truly elevated living experience overlooking Hyde Park, Park Modern offers a diverse range of residences with sizes, layouts and features to match every lifestyle.”

James Van Den Heule, co-Founding Director of Fenton Whelan added: “The Prime Central London housing market has roared back to life. Prior to the main launch of Park Modern we have already pre-sold £100 million worth of apartments to buyers from Britain, Europe, US, Hong Kong, mainland China and the Middle East at values approaching £5,000 per sqft. As the UK and global vaccine rollout has begun to work we have seen buyers, who have been watching from the wings during the pandemic, now come out and make offers on apartments. There is a real pent-up demand out there and UK and international buyers want to get in early on the best properties before they are snapped up. There is now the feeling that Prime Central London residential property prices will rise over the next 18 months, so people want to buy now to avoid price rises later.”

The construction of Park Modern is well underway, scheduled for topping out in late 2021 and final build completion in 2022. See the full history of the development on Buildington here.

Prices start from £2,000,000 for a one bedroom apartment up to £60,000,000 for the main penthouse.
