Just launched - Park Modern by Fenton Whelan

Developer Fenton Whelan has just launched the £500 million Park Modern, a 190,000 sqft luxury development overlooking Kensington Palace Gardens.


57 one to six bedroom residences are now for sale, including spectacular lateral apartments, three trophy penthouses and mews houses.

The development includes 30,000 sqft of 5-star hotel style amenities including a concierge, resident’s lounge, signature restaurant and cafe, porte cochère with valet parking, and a wellbeing floor with a 25 metre pool, gym, spa, cinema, and treatment salon.


Located on Bayswater Road, at the entrance to Queensway, the apartments in the building designed by architect Lee Polisano of PLP Architecture will have front row views over Kensington Palace Gardens.


Park Modern is London’s first virtual super-prime launch, with invited guests joining from all over the world. The launch event has been produced in the style of a Netflix documentary film, combining previously unseen state-of-the-art animation of the completed Park Modern, alongside stunning aerial footage of Hyde Park.


The one and two bedroom apartments are up to 1,600 sqft in size, on the floors 1-4, featuring floor to celing glazing with all the parkside apartments opening onto outside terraces.


The three and four bedroom apartments, up to 3,000 sqft in size, are on the floors 5-7 providing generous reception rooms opening onto large terraces, family kitchen/breakfast room and principal bedroom suite with walk-in dressing room and bathroom fitted with bookmatched marble.


Three penthouses on the 8th and 9th floors provide 16,500 square feet of living space and 5,600 sqft of private wrap around terraces.

The 9th floor penthouse offers over 7,000 sq ft of lateral living space completely surrounded by over 2,400 sq ft of terracing. Views include Kensington Palace, Royal Albert Hall, the Shard and the City of London skylines.


Fenton Whelan has forward sold for all of the first phase release of residences in the development at a record price for homes on the Northern boundary of Hyde Park. The main launch of Park Modern includes the second phase release of residences including the upper floor apartments and penthouse collection.
