Kirkland & Ellis has taken at least 215,000 sq ft of office space at 40 Leadenhall development in the City.

The building is now 35% let prior to completion, reports Savills, who advised the American law firm.

The international law firm will relocate from its existing offices at 30 St Mary Axe once the building completes in autumn 2023.

The MAKE Architects-designed scheme is set to be the first high-rise building in the City of London to receive a five-star NABERS rating for its sustainability credentials, along with BREEAM Excellent and WELL Platinum ratings.

The building will include 820,000 sq ft of office accommodation and 80,000 sq ft of amenity space. Occupiers will have access to a fitness studio, a 22,500 sq ft grooming, treatment and changing area, wellness suite, library and 30-seat cinema room. A 200-seat auditorium, two restaurants, 17 outdoor green spaces and terraces and a communal 11th-floor rooftop clubhouse will complete the scheme.
