Tower Hamlets Strategic Development Committee has approved plans for the Bellamy Close and Byng Street estate regeneration on the Isle of Dogs.

The 202-home scheme by One Housing and Mount Anvil will include 94 new homes that will be allocated to those on the local housing waiting list or available through shared ownership. All 24 One Housing tenants currently in affordable homes on the estate will have new homes with their rent and tenancy terms protected.

Work on the newly approved homes is expected to begin in late 2022 / early 2023, with the first completions due in 2025.

The new scheme will be air quality neutral, provide a biodiversity net gain, and a 40% reduction in carbon emission on site with the remainder of contributions made financially to the local authority.

Chris Hagerman, Director of Regeneration at One Housing, commented:
“We are delighted to have received planning approval for these much-needed new homes. This is wonderful news for our residents and the local community, and we’re excited to begin works on site later this year.

“We are also looking forward to continuing working together with residents and our partner Mount Anvil to deliver the project for the benefit of existing residents and the wider community.”

Darragh Hurley, Managing Director of Mount Anvil, added: "We’re delighted to be one step closer to delivering on our promises to the residents [on the isle of Dogs]. And to further strengthen our partnership with One Housing. Their long term view, values and vision for resident centred development and high quality homes aligns with ours."

Colin Ainger, Partner at HTA Design, commented: “Our proposals for Bellamy Close and Byng Street are the result of extensive community consultation including a successful tenant ballot with a 100% turnout. Our updated proposals demonstrate how innovative design can utilise space efficiently in a constrained site, leading to an increased provision of affordable homes in a scheme that compliments the surrounding areas. We are delighted that the local authority has recognised this by granting planning permission for the scheme, and look forward to delivering a fantastic new place for current and new residents alike.”
