Beauchamp Estates sells £8.95m Greybrook House apartment in Mayfair, first Prime London deal of 2023

Beauchamp Estates have completed one of the first Prime London property deals in 2023, selling a 2,500 sqft apartment at Greybrook House in Mayfair by developer Fenton Whelan, listed for sale for £8.95 million, the home purchased by a discerning London-based family who wanted a refined London home in the heart of the capital.


According to Beauchamp Estates, the enquiries from domestic and overseas buyers for luxury homes in Prime Central London was strong throughout the Festive Season.


The sale price of the Greybook House apartment equates to £3,345 per sqft, a price that reflects the exceptionally high-quality product achieved by Fenton Whelan. Residential sales in Mayfair last year averaged £2,077 per sqft, a price premium above the average of £1,460 per sqft achieved for the rest of Prime Central London, underlining the enduring appeal of Mayfair as arguably the most sought-after address in the capital.


Beauchamp Estates' recent Prime London Residential Property Report for 2023 forecasts that PCL residential values will rise slightly by 1% or 2%, with the volume of deals likely to rise by up to 30% compared to 2022, driven by wealth creation in three locations – the USA, Europe and the Middle East.


Buyers, who were previously renting a home in the capital, chose Greybook House because of the quality of the location. The Art Deco gem, which you cannot miss if you know Mayfair, is just off the crossroad of Brook Street and Bond Street, and literally opposite the world-renowned Claridges Hotel.
