Virgin Media O2 signs lease for new headquarters at the refurbished 3 Sheldon Square

Virgin Media O2 has agreed to lease 83,000 sq ft of space across seven floors at 3 Sheldon Square to serve as the company's new headquarters.


The deal brings the 140,000 sq ft building to 60% capacity ahead of its opening in February 2024, marking a significant milestone for its owner British Land.


The refurbishment of 3 Sheldon Square, which incorporates the retention and reuse of the existing structure and materials, has resulted in a significant reduction of embodied carbon in the development. In addition, the building will be fully electric and equipped with air-source heat pumps, resulting in a reduction in operational energy demand of over 40%, surpassing British Land's target to improve building energy intensity by 25% by 2030.


The refurbishment will also include the installation of new terraces to enhance the building's façade and overall amenities, offering views of Sheldon Square. The project is aiming for a BREEAM Excellent certification and an EPC rating of A.


The office building adjacent to Paddington Station benefits from excellent transport links, including the London Underground, mainline rail, Heathrow Express and the Elizabeth Line, as well as a variety of cafes, restaurants and bars.


With its major office in Green Park, Reading, Virgin Media O2 employees will be able to easily commute between the two locations once the reimagined Sheldon Square opens. The amphitheatre is undergoing a major update to rejuvenate the central part of the campus and create a more enjoyable experience for visitors.


British Land, in partnership with GIC, owns Paddington Central. Prior to this collaboration, British Land invested £100m in upgrading the campus, developing an additional office building and enhancing its retail and leisure offerings. The campus is home to leading global businesses in the technology, telecoms and pharmaceutical industries, including Microsoft, Visa and Prudential, as well as a variety of restaurants and operators such as Vagabond Wines, Pergola Paddington, Wagamama and London Shell Co.
