Smiths Group leases prime sustainable office space at Arbor in Bankside Yards

Smiths Group plc, an FTSE 100-listed industrial technology business, has leased a 13,600 square-foot office floor with a private terrace at Arbor, the newly completed 223,000 sq ft sustainable workplace at Bankside Yards.


The all-electric office building is net-zero carbon in operation, aligning with Smiths Group's own sustainability priorities and net zero ambitions.


The company will relocate its global headquarters to Arbor from 11-12 St James’s Square in St James's SW1, supporting the company's plans to accelerate growth, strengthen execution, and empower its people. The flexible and smart workspace will enable enhanced collaboration and teamwork among employees, while high-quality technology will support the company's reinvigorated culture.


Arbor is one of the few newly completed prime buildings in the central London office market with a strong focus on ESG considerations.


The building has already attracted significant interest from occupiers, and Smiths Group's leasing is a significant development. Law firm Lewis Silkin has secured a pre-let for 28,000 square feet on the 6th and 7th floors, while The Carbon Trust, a leading global climate consultancy, will also relocate its global headquarters to the building from April 2023. Native Land, a co-investing joint venture partner in Bankside Yards, is in active negotiations for a further 78,000 square feet of space within the building.


Designed by PLP Architecture, Arbor provides 19 storeys of high-quality workspace that meet the expanding demand from businesses to be based in Bankside and SE1. The building also features unique double-height floors, including a 6m high space on levels 2 and 3 that can be used as an auditorium or creative workspace, and a "loft space" on level 19 inspired by the Turbine Hall at the nearby Tate Modern.
