Great Portland Estates GPE has acquired a freehold interest at 141 Wardour Street in Soho for £39m.

The 33,717 sq ft building at 135-141 Wardour Street in Soho, London W1, is currently vacant and benefits from planning consent for a comprehensive refurbishment and will provide office and restaurant accommodation over lower ground, ground, and six upper floors, with private terraces across the fourth to sixth floors, and a communal roof terrace.

The refurbished building is in line with GPE’s net-zero carbon commitments and will offer fully managed office space designed to meet the evolving demands of customers.

GPE’s growing Flex office portfolio now totals 414,000 sq ft following the purchases of Gresse Street and St Andrew Street in 2022.

Alexa Baden-Powell, Senior Investment Manager, commented: "141 Wardour Street is a fantastic opportunity to reposition an attractive Art Deco building in a core West End location into best-in-class Fully Managed space with excellent sustainability credentials. This acquisition, along with Bramah House in Bermondsey, is in line with our strategy to significantly increase our Flex offer over the next few years."
