New transaction

Developer Weston Homes has exchanged on a new site in Barking, Town Quay Wharf, in partnership with Be First London, working on behalf of Barking and Dagenham Council

The upcoming £50 million mixed-use development, promises to breathe new life into the area, offering a vibrant community space along the waterfront.

Spanning an impressive 5,630 square meters, Town Quay Wharf will feature three distinct buildings designed by PRP Architects. These buildings, comprising an 11-storey structure and two 7-storey structures, will be connected by pedestrian boulevards and centred around a captivating public plaza overlooking the Mill Pond and River Roding.

The development will provide 147 new one, two and three-bedroom apartments of mixed tenure and 1,000 sqm of ground floor commercial space designed around a public plaza overlooking the waterfront.

The architecture of Town Quay Wharf pays homage to the area's industrial heritage, drawing inspiration from the surrounding mill and maritime buildings. With pitched roofs adorned with dormer balconies, striking industrial-style brick facades in contrasting colours, and floor-to-ceiling windows, the development exudes a unique charm. Generously sized balconies and colonnaded raised ground floors further enhance the aesthetic appeal.

Town Quay Wharf serves as a testament to Weston Homes' commitment to social responsibility. In collaboration with the Barking and Dagenham Council, 62 of the 147 new homes will be designated as affordable housing. This includes 29 rented units and 33 shared ownership apartments, ensuring a diverse range of housing options for residents.

The ground floors of the buildings will house a variety of commercial spaces, including food and beverage units, workshops, and artist studios.

Many parking bays and cycle storage facilities will be available, encouraging sustainable transportation options.

The development off Abbey Road benefits from its proximity to Abbey Green's green open spaces. The project is seamlessly connected to the bustling Barking station, which ranks as the ninth busiest station in the UK. With approximately 7 million users annually, the station offers frequent connections to London Bridge in just over half an hour, making it an ideal hub for commuters.

The development is part of a broader vision for the area's regeneration. Adjacent to the development lies Abbey Quay, a sprawling riverside urban village developed by Weston Homes. With 1,118 luxurious apartments and an array of commercial retail and leisure opportunities spread across 6 acres, Abbey Quay complements Town Quay Wharf and forms an integral part of one of the UK's most ambitious regeneration projects. The village will also house a new pavilion restaurant, local shops, cafés, a gymnasium, and a community hub, further enhancing the area's appeal.

The collaboration between Weston Homes, Be First London, and the Barking and Dagenham Council represents a shared commitment to revitalising and transforming communities. Town Quay Wharf and Abbey Quay showcase the potential of thoughtful design, incorporating historical inspiration while providing contemporary living spaces and amenities.

Bob Weston, Chairman & Chief Executive of Weston Homes says: “We are delighted to announce our partnership with Barking and Dagenham Council at our new development Town Quay Wharf, not only providing a large number of private market sale homes in the regeneration area but also providing 42% of vital affordable homes.
