Hines has successfully pre-leased 14,250 square feet of office space over three levels at ‘The Burlian’ in Mayfair.


Three top floors of the development - fifth, sixth and seventh - have been leased to UPL for 10 years.


The property, picked up by HEVF 2 in early 2020, carries the design signature of the Orms Architects. Hines is now in the midst of a detailed refurbishment project, that will provide an impressive 33,000 square feet of retail and office space.


Notable office amenities include new end-of-trip facilities, room for 118 cycles, lockers, upscale shower and changing facilities, and a 2,260-square-foot amenity area. This space is completed by built-in seating and landscaped planters on the eighth-floor terrace, offering superb views across Mayfair.


The redevelopment aims to retain 75% of the original building structure. This will result in a 30% reduction in embodied carbon compared to a standard new-build project. Slated for completion in Q3 2023, the project aims for BREEAM ‘Outstanding’ and SmartScore ‘Platinum’ accreditations.
