The redevelopment of the iconic 76 Southbank, formerly known as the IBM Building, has commenced, promising to deliver a state-of-the-art office space that harmoniously marries the best of modern innovation with sustainability and wellness.


The Grade II listed building at 76 Upper Ground is to be remodelled and rejuvenated to the design of AHMM architects, who have preserved a substantial 80% of the existing structure. The 18-month construction is being led by Multiplex


Developer Stanhope has committed to making the building a paragon of green construction and low-carbon design. This will be achieved through innovative energy solutions, conscientious procurement of reused steel, and a circular economy approach that makes a feature of off-site fabrication of key building elements to minimise waste. An ambitious BREEAM Outstanding certification is in sight, and the development proudly displays a NABERS Design Reviewed Target Rating of 5 stars.


Stanhope recognises that an office space needs to be more than just a place to work - it needs to be a place that nurtures its occupants. Future tenants can look forward to flexible, carefully curated office spaces, 300,000 sq ft in total, that are designed to foster collaboration and productivity. Occupants can enjoy 50,000 sq ft of outdoor terraces, complete with unrivalled views of the river, all brought together with biophilic landscaping to keep the connection with nature thriving in an urban jungle.


76 Southbank will create 1,200 additional jobs, contributing considerably to the local economy and beyond.


The substantial financial backing comes courtesy of Cheyne Capital Real Estate, whilst global real estate giants CBRE and JLL have been enlisted as agents for the project. The completion date is set for Q4 2024.
