Property developer's luxurious £6.95M home in Chiswick with rich history hits the market

The Vicarage, a luxurious mansion in London’s leafy Chiswick, is now listed for sale at £6.95 million through Dexters. Owned by Kam Babaee, CEO of the property developer K10 Group, this 7,075 sq ft property has not only been a residence but also a notable venue for charity events and celebrity gatherings.


Located on leafy Stamford Brook Road, the magnificent 7,075 sq ft former vicarage, is now a fully modernised luxury residence comprising seven bedrooms, four reception rooms, a courtyard garden, lower ground floor leisure and entertainment space, and off-street parking.


The mansion has been used for the BBC TV Crazy Rich Agents series and has hosted A-listers including Will.i.am, Eva Longoria, Simon Cowell and Antonio Banderas. Located on a large plot on the corner of Stamford Brook Road and Flanchford Road, The Vicarage was originally built in 1886 in Victorian-era Gothic-revival style to serve the neighbouring church of St Mary’s, designed by the same architect Chas J. Gladman.


Kam Babaee purchased the house in 1999 as a West London home for his family. In 2003 he hired an architect and heritage specialist Anthony Mcguire and a team of artisans to undertake a meticulous refurbishment, enlargement and modernisation of the vicarage in order to transform it into a grand super-prime residence, one of the finest homes in West London.

British bespoke kitchen and furniture maker Smallbone created the handmade family kitchen, bespoke cocktail bar, walk-in main dressing room, fitted bedroom wardrobes and feature architraves, doors and arched Gothic windows in the house.


The remodelling, which included the creation of a new lower ground floor, was completed in 2005.


The restoration project inspired Kam Babaee to launch his now acclaimed property company K10 Group in 2008, the property serving as the precursor to the lavish luxury heritage restorations and new-builds. K10 Group projects today include Doughty House in Richmond, Culross House in Mayfair, and Amberwood House in Knightsbridge.


The owner is also the star of hit high-end TV property shows including BBC2’s Crazy Rich Agents: Selling Dream Homes, Channel 4’s Britain’s Most Expensive Houses, Channel 5’s Sally Lindsay’s Posh Sleepover and Channel 4’s Extraordinary Extensions starring award-winning rapper Tinie Tempah. 


Behind grand wrought-iron black railings and double gates, The Vicarage provides ample accommodation over lower ground, ground and two upper floors complete with a spacious courtyard garden and off-street parking for four cars.


The refurbishment highlighted both historic features, such as high ceiling heights and limestone fireplaces, and reinstated or created new ones in keeping with the Gothic style.


The impressive ground-floor entrance hall has an original limestone fireplace bearing the date AD1886 and granite flooring. Off the hall is the Gothic-style staircase leading to the upper floors, with original stained glass windows on the landings cascading the stairwell and hall with natural light.


The centrepiece of the house is the magnificent 40ft long, light-flooded reception room, with oak parquet flooring, arched Gothic windows, an original Victorian fireplace and a high ceiling with exquisite ceiling roses and plasterwork and at one end a bespoke cocktail bar by Smallbone.


The conservatory, which serves as a second reception room, opens onto a wraparound courtyard garden, with statuary, fountains and an ornate Gothic folly.


The bespoke Smallbone oak kitchen features specially commissioned wood-framed lancet-style windows: the motif of the Gothic-style arch is a constant refrain throughout the home, seen in flooring detail, cabinetry and cornicing.


The ground floor is complete with a dining room/library, featuring an original fireplace and lined with bespoke fitted bookcases designed by Smallbone, and a guest cloakroom.


The oak staircase, with a landing opening onto an outside balcony, leads to the first floor which features the principal bedroom suite with a bedroom, ensuite bathroom and extensive walk-in dressing room lined with bespoke Smallbonefitted cupboards.


Two further bedrooms, both with built-in storage by Smallbone, and a family bathroom complete this floor.


The second floor, with four double bedrooms (two ensuite), a kitchen/utility area and a TV lounge area on the main landing is ideal for younger children and a nanny, or as a self-contained teenage domain.


The lower ground floor provides 2,000 sq ft of space and is currently being refurbished by K10 Group to give a spa and leisure suite, home cinema and staff accommodation.
