Avanton appoints agents to pre-let industrial complex in Battersea

London developer Avanton has appointed agents to secure tenants for Culvert Court in Battersea, London SW11. This move precedes the transformation of the industrial complex into a contemporary urban logistics hub, set to be named 'The Steel Works.'


BNP Paribas Real Estate and industrial leasing experts, DTRE, have been appointed as agents. The agents highlight there is freedom of flexibility for tenants, with the spaces adaptable to suit business needs and scope for a single operator to lease the entire complex if desired.


Situated at 105 Culvert Road in Battersea, Avanton was granted full planning permission in January 2023 for the conversion of a 22,000 sq ft site with 128 micro-units into the envisioned urban logistics complex.


The complex will offer purpose-built units totaling 36,500 sq ft (30,225 GIA) across multiple levels, suitable for Class E(g)(ii)(iii) and B8 usage.


Three contemporary industrial structures will be built, with unit sizes varying from 2,150 sq ft to 5,860 sq ft, spanning the ground, first, and second floors.


Boehm Lynas Architects have designed The Steel Works, with a targeted BREEAM "Outstanding" rating for sustainability.


With a Gross Development Value (GDV) of £30 million, this marks the maiden logistics site in Avanton's investment portfolio. The site has been cleared for construction, with completion scheduled for Q3 2024.


Given the escalating demand for last-mile logistics and the scarcity of options within Zone 2, The Steel Works is strategically positioned. Its proximity to residential areas makes it appealing to last-mile delivery services and various local businesses, encompassing catering, storage, and expansion needs.


Pre-lets for the site are currently open, offering flexibility in design for early-bird pre-let agreements.

Modern consumer demands and a huge supply imbalance means that inner-city warehousing space is very valuable especially in London. Even in the few months between planning permission being granted and clearing the site, we are seeing increasing enquiries from prospective tenants looking for logistics space in this key Zone 2 location.”
