McGee Appointed for South Molton Triangle Development in Mayfair

McGee, a specialist engineering contractor, has been appointed to work on the South Molton Triangle development in Mayfair, London, a joint venture between Grosvenor and Mitsui Fudosan UK.


This transformative project covering 370,000 sq ft will create a mixed-use scheme featuring new office spaces, affordable housing, a 5* hotel, as well as cafes, shops, restaurants, community and leisure spaces, all integrated into an enhanced public realm.


McGee will be focusing on the development of two high-class office buildings, retail, and food and beverage outlets. Their responsibilities include initial soft-strip and hazardous material removal, followed by façade retention, underpinning, demolition, piling, and concrete works for the new basement and core.


The project, situated in the Mayfair Conservation Area and involving several Grade II listed buildings, requires careful preservation of historical elements, including retaining or storing external façades for future reconstruction. Challenges include constructing a single-storey basement across the entire site footprint, with particular complexity over the Bond Street Elizabeth Line Station, and a second-storey basement on the south side, demanding extensive groundwork and management of groundwater.


McGee, as an employee-owned business, emphasizes early engagement and proactive solutions to ensure the successful completion of this ambitious project, leveraging its in-house expertise and skilled team.

The project features a unique carbon-engineered solution with electric plant technologies to minimise upfront carbon. A pioneering façade retention strategy, coupled with meticulous deconstruction practices, aligns seamlessly with circular economy principles.


The development aims for net-zero carbon in both construction and operation, emphasising reductions in embodied carbon and waste. Offset strategies ensure carbon neutrality upon practical completion.


Works have already commenced on site with the entire project set for completion in 2027.
