Amro Partners with joint venture partners Flemyn have secured planning approval for the transformation of the redundant Croydon Park Hotel site into a new c. £220m GDV Build to Rent scheme.


Botanical House, set for completion in 2027, will offer 447 new rental homes, including one, two, and three-bedroom apartments.


The scheme will have a higher proportion of three-bedroom units (over 25%) compared to similar projects in Croydon, catering to families and those sharing homes.


The complex will feature a variety of amenities such as a rooftop terrace, gym and wellness centre, cinema room, communal lounges, an outdoor play area, and co-working spaces.


20% of the apartments will be classified as affordable housing and will be available via Discounted Market Rent and London Living Rent schemes.


In alignment with the Net Zero Carbon 2025 commitment, Botanical House aims to be a sustainability leader in Croydon's residential sector. It will feature top-tier sustainability certifications, including BREEAM ‘Outstanding’ rating, Fitwel3* certification, and WiredScore Platinum. The retrofit-first approach will help preserve parts of the original hotel structure to reduce carbon footprint and minimise waste.


Situated a short walk from East Croydon train station, close to London Bridge, Victoria, Gatwick Airport, and BOXPARK Croydon, the development boasts excellent transport connectivity (PTAL 6B rating). This location makes it a desirable choice for high-quality rental accommodation with great transport links.


Designed by HTA architects, Botanical House will consist of two buildings connected via a central entrance. The design emphasises a unified colour scheme, materials, and terracotta finishes. Despite varying heights, the tower and mansion block will share a similar aesthetic, with distinct crowns for each building.


The project includes landscaped communal spaces, enhanced streetscapes with new plantings, and a 51% biodiversity net gain through a large communal garden, soft landscaping, and additional trees. There will also be a new 206m2 community room on Altyre Road, developed in partnership with local organisations, for social events and programs. Construction is set to start in 2024, with Amro Living managing the property after its 2027 opening.
