Plans approved by the Brent Planning Committee
Brent Council approved developer Fruition Properties plans for the residential development at 231 Watford Road on Wednesday 18th October 2023.
The Sudbury Hill scheme designed by Barr Gazetas Architects at the John Lyon roundabout replaces the Mumbai Junction Restaurant with 42 residential apartments with private terraces, communal gardens and off-street parking.
Mani Khiroya, CEO of Fruition Properties, commented: “This result is ultimately built on collaboration. Working in close partnership with the current landowner as part of a Joint Venture, we have utilised our detailed local knowledge and extensive planning expertise to unlock the site’s potential, creating value for all stakeholders involved. “This project reflects our approach to exploring different development approaches, away from the traditional land sales agreement.”
Tom Lacey, Director at Barr Gazetas added: “Our designs have been driven by the aspiration to deliver the best quality, Net Zero Carbon homes and doing justice to the fantastic site. Our design concept draws on the vernacular architecture of the area with cues taken from the distinctive character of homes within the adjacent conservation areas through the use of brick tones and detailing and roofscape. We look forward to working with the team to bring the designs to life.”
Construction is expected to start in 2024, with completion due in Summer 2025.
