Frogmore has sold Ruby Zoe hotel in Notting Hill to Deka Immobilien for £52.8m.

The hotel, developed by Frogmore, consists of 173 rooms and is now part of the Deka-Immobilien Metropolen fund's portfolio. Ruby Zoe, a 4-star hotel that opened in May 2023, is the second Ruby brand hotel in London and is leased on a long-term basis to Ruby Hospitality UK Ltd. The purchase is the first transaction for the Deka-ImmobilienMetropolen fund in 2024, contributing to its countercyclical strategy and focus on core properties in prime locations. The property aims to achieve the British BREEAM quality seal for sustainable building.

Jo Allen, Chief Executive at Frogmore, commented: "It has been a pleasure to work with the Ruby team – designing, obtaining planning, and developing the hotel for them. I’m sad to see it go! Thank you to Steven Billingham at CMS; Marc Nelson at JLL and Gerard Nolan for helping this all happen. And my old firm CBRE too for being so professional on the Deka side."
