British Land has completed two further lettings at Marble Arch House, taking the building to over 80% let with just one floor remaining.

Private investor BXR Partners LLP has agreed a 10 year lease on the building’s 10,226 sq ft fourth floor, and global gaming technology company GTECH has agreed a ten year lease on the 11,495 sq ft second floor.

British Land entered into an agreement with The Portman Estate to purchase and redevelop Marble Arch House in 2011. The scheme, designed by Bennetts Associates Architects, comprises 61,200 sq ft of office space and 15,000 sq ft of retail space. It is adjacent to ten luxury residential apartments built behind the retained period Victorian facade of 62-64 Seymour Street.

Fulcrum Asset Management was the first occupier to sign at the redeveloped building, agreeing terms on the 9,095 sq ft fifth floor in May 2014. They have been joined by Access Industries, which occupies the building’s 4,477 sq ft sixth floor, and NERA Consulting, resident on the 11,504 sq ft third floor. Only the first floor, totalling 11,424 sq ft, remains available.

James Danby, Head of Office Leasing at British Land, said: “BXR Partners LLP and GTECH selecting Marble Arch House is a tremendous endorsement of the building. The building is now close to fully-let, to high calibre occupiers from a range of industry sectors, which we feel underlines the quality of the design, and the attractiveness of the location in the heart of the West End.”

CBRE and Cushman & Wakefield advised British Land. Monmouth Dean advised BXR Partners LLP. Simon Howell advised GTECH.
