Aston Chase, a leading Central and North West London luxury estate agent, has acquired neighbouring premises to their existing office hub on Park Road by Regent's Park, nearly doubling the size of their offices, as the agency reports over £250 million in sales deals for clients in the first six months of 2022.


Founded in 1985 by Co-Founding Directors Mark Pollack and Richard Bernstone, Aston Chase is a relationship and property-led agency that routinely lists some of London's finest properties for sale and rent, rather than exclusively focusing on specific postcodes or addresses.


Located at 67-71 Park Road on the ground level of Rossmore Court, midway between Marylebone and St John’s Wood High Street, Aston Chase’s sophisticated offices underline the brand’s focus on quality and luxury.


The glass front elevation expanse bordered in modern charcoal black with Aston Chase lettering to match creates a subtle aesthetic and despite the absence of properties in the windows, passers-by are drawn to the open-plan stylish interior where the team can be seen hard at work…something of an exception to the rule in this post-pandemic work-from-home world!


Inside, the formerly 2,000 sq ft headquarters has been increased to over 3,400 sq ft through the acquisition of neighbouring premises.


The enlarged hub now spans over two levels with the ground floor hosting a reception area, client meeting room, sales floor and the letting and management team now occupying the new space on the ground floor.


A dedicated New Homes Marketing Suite along with further meeting rooms, staff breakout areas and admin space are all planned for the lower-ground floor in the second phase of the refurbishment which is due to take place in early 2023.


Following the pandemic, the leafy urban villages of Central and North West London have seen a surge in affluent buyers and tenants specifically seeking homes with outdoor space, and Aston Chase has been well placed to capitalise on this increased demand, with their headquarters perfectly located at the crossroads where the various leafy neighbourhoods meet.


The agency prides itself on the longevity and experience of the team who, unlike many of today’s agents, are not merely clerks processing enquiries but are knowledgeable and highly motivated with a proactive approach aligned with a 24/7 work ethic. These attributes have helped to result in Aston Chase achieving an exceptional series of sales deals over the last six months in excess of £10 million including a substantial residence on Hampstead Lane in Highgate, sold by Aston Chase for a figure close to the asking price of £14.95 million and a further sale in Randolph Road, Little Venice, sold for an undisclosed sum in excess of £10 million.


Aston Chase has also been instrumental in two very significant sales in St John's Wood and Primrose Hill respectively, both north of £25 million but as is often the case with super-prime transactions, both are subject to NDA’s.


Another recent sale further demonstrating the versatility of the agency is a substantial residence with adjoining mews house in the Harley Street medical area of Marylebone which was recently sold to applicants of Aston Chase for a figure in the region of £15 million and at the end of 2021 in Hanover Terrace, Regent’s Park, Aston Chase concluded a deal for £12.75 million on a magnificent house which was formerly the London home of legendary author H.G. Wells, best known for his ‘War of the Worlds’ masterpiece.


Aston Chase has also sold many houses priced between £6 million and £10 million (representative of the sweet spot for affluent North West London house buyers) including, amongst many others, sales on Chalcot Square in Primrose Hill for £9 million, Langford Place in St John's Wood, NW8 for £9 million and a house on Springfield Road in St John's Wood for just under £10 million.


The recruitment, 18 months ago, of Aaron Bart, (formerly Regional Director of Lettings in North London for Savills) as Aston Chase’s new Lettings Director along with the subsequent introduction of industry legend Dairin Moukarzel (focusing on Prime and Super-Prime) together with the arrival of seasoned Property Manager Juanita Katsianis to the existing vibrant lettings team has helped to exponentially increase Aston Chase’s lettings business in all sectors of the market.


Aston Chase reports that the Prime London rental market has significantly strengthened, with many high net worth (international) clients opting to spend their capital on renting in preference to buying given the very high transactional costs. At the core level end of the market, renting continues to be an essential and sadly only option for many who do not have the benefit of parental support to get onto the property ladder. By acquiring the adjoining premises and enabling the agency to locate the Lettings Department adjacent to the existing Sales team at the ground floor shop front level, Aston Chase has demonstrated their desire to grow this area of the business and the connectivity between the two departments will also help to ensure that landlords who become vendors and vice-versa do not slip between the cracks.


The agency also plans to build on its existing thriving local market activity by increasingly focusing on students attending the London Business School (which is literally situated across the road) and Regent’s University London which is also a magnet for wealthy international students.


Co-Founders Mark Pollack and Richard Bernstone first connected in 1978, whilst working at competitive companies. They shared an ambition to start a high-end boutique estate agency and registered the company name Aston Chase in 1983, the inspiration being the quintessentially British Aston Martin brand and a nod to the Chase Bank in Manhattan (then known as Chase Manhattan) owing to their desire to create a corporate image that would reflect the values and quality of Aston Martin and the proactive dynamic approach associated with Chase Manhattan but at the same time would have their own unique identity.
