Circus London at 1-5 London Wall Buildings development in the City of London EC2.
The Grade II-Listed Edwardian office building will undergo ambitious refurbishment and extension.
The joint venture between Angelo Gordon and Endurance Land at 1-5 London Wall Buildings includes a 4,000m2 extension and the reinstatement of the lost French-style pavilion roof that was bombed in WWII.
The plans improve the pedestrian flow with a new public ‘arcade’ through the building, linking Finsbury Circus to London Wall, with retail space, 3 restaurants and co-working facilities.
The development features many wellness elements including underfloor air distribution for user comfort, as well as green terraces and living walls to improve air quality. It also re-uses the existing structure and historic features in a sustainable manner using Circular Economy and carbon reduction principles.
Circus London will feature retained period features, balconies on every floor and two new top floors with over 10,000 sq ft of terraces with great views of the City.
400 cycle parking spaces be added to promote active travel.
London Wall Buildings are located adjacent to the Square Mile’s largest open space and London’s first public park, Finsbury Circus Gardens.

2020 September - City of London Corporation grants permission for: External alternations including (i) part demolition of the existing roof; (ii) erection of infill extensions and two storey roof extension to provide additional office (Class B1) floorspace (4,306sq.m GEA); (iii) creation of terraces and plant enclosure at roof level; (iv) creation of new entrances; (v) alternations to the facade; (vi) reinstatement of bottle balustrade; (vii) reinstatement of turret on Finsbury Circus elevation; and (viii) associated works. Change of use from office (Class B1) to: (i) a flexible use of either retail (Class A1) or assembly and leisure (Class D2) at part lower ground and part ground floor level (543sq.m GIA); (ii) a flexible use of either office (Class B1) or non-residential institutions (Class D1) or assembly and leisure (Class D2) at part lower ground and part ground floor level (983 sqm GIA); (iii) a flexible use of either retail (Class A1) or financial and professional services (Class A2) or restaurants and cafes (Class A3) or non-residential institutions (Class D1) or office (Class B1) at part ground floor level (550 sqm GIA); (iv) a flexible use of either retail (Class A1) or restaurants and cafes (Class A3) or drinking establishments (Class A4) or offices (Class B1) at part ground floor level (774 sqm GIA); and (v) retail (Class A1) at part ground floor level (110 sqm GIA).
