Overview

149 Harrow Road is a proposed 800-bedroom student accommodation development on the site of Travis Perkins branch in Paddington, London W2.

The scheme is being delivered jointly by Unite Students and Travis Perkins, who will have a new state-of-the-art builders merchant’s depot on the ground floor of the scheme.

The 65.5-metre building will contain 562 student homes.

The scheme is expected to complete by the 2023/24 academic year, subject to planning approval, and will deliver a development yield in line with the Company's enhanced targets for University partnerships in central London.

The development will target a BREEAM Excellent rating and incorporate a range of design features to reduce its embodied and operational carbon.

History

Before the redevelopment, the site is in use as a warehouse and retail space by Travis Perkins, one of the largest suppliers for the building and construction industry in the UK. It is the only remaining builders' merchants in Westminster.

This is the last major site within the Paddington Opportunity Area.

2021 March - Public consultation events online on the 25th and 26th of March. A planning application is expected to be submitted in May 2021.

2020 November - Unite Students exchanges contracts to acquire a new 800-bed development site in Paddington, central London from Travis Perkins plc ('Travis Perkins') on a subject to planning basis. Total development costs are estimated to be c.£150 million, to be funded from the proceeds of our recent equity issue. The Company is only committed to limited development costs at this stage and has optionality over a development start date, subject to market conditions.
