Building 1 at Bankside Yards
Key Details
Overview
Building 1, also known as BY1, is a new office building at Bankside Yards development in Southwark, London SE1.
Designed by Make Architects, the new 18-storey building will offer 6,000-sq-ft floor plates, which are capable of connecting in pairs to create 6,000 to 12,000-sq-ft suites aimed at boutique high-value companies that seek smaller quantities of space in top locations and with outstanding amenities and connectivity.
Building 1 boasts seven double-height terraces on alternate floors, a communal roof garden with hospitality space, and dining rooms that can be reserved. Its design features an iconic address and seamlessly integrates indoor and outdoor spaces, connecting to the nearby river. Tenants will benefit from access to the amenities offered by the larger Bankside Yards development, including cultural spaces, unique shops, cafes, and restaurants.
The building is targeting BREEAM Outstanding and NABERS 5 Star ratings. The highly sustainable building will be part of Bankside Yards’ all-electric energy network, generating zero emissions and being net zero carbon in operation.
The innovative double-height cutaway corners overcome site constraints by transferring load to the centre of the building, requiring less structure. This is further complimented by the building's 6m x 6m column grid, which optimises structural efficiency and reduces embodied carbon.
