Overview
Grafton Way is a Build-to-Rent development in Ipswich town centre in Suffolk IP1.
The scheme comprises 163 BTR homes and 10 affordable-family homes.
A mix of two-bed, three-bed, and four-bed homes, providing almost 160,000 sq ft of housing will be available.
Backed by Aviva Investors and operated by Packaged Living, the project is Galliard's debut Single Family Rental development and first BTR development in partnership with Packaged Living and Aviva.
The development is spread over 7.66 acres and is located opposite the train station along the north bank of the River Orwell. It includes commercial accommodation, a public realm, gardens, and outdoor amenity space.
The homes will prioritise sustainability, with air source heat pumps and EV charging infrastructure, and will target a minimum EPC rating of B.
The project improves the surrounding environment and provides residents with affordable and thoughtfully designed new homes, along with pedestrian river-side pathways and cycleways.
Before the development, the site comprises a vacant brownfield site and a temporary car park.
