Paddington Square is a new mixed-use development at the former Royal Mail sorting office site in Paddington, London W2.

Paddington Square, designed by world-renowned architect Renzo Piano, will incorporate 360,000 sq ft of prime office space, 75,220 sq ft of world-class retail and dining space, a 13,650 sq ft rooftop restaurant and a new 1.35 acre public square.

The development will also deliver a much-needed £65m investment into London’s transport infrastructure that will provide a new Bakerloo Line ticket hall in Paddington Station.

The office building will rise 14 floors above street level, with unrivalled views across Hyde Park and central London. The building will also incorporate five floors of retail, mixing global, independent, high street and heritage brands, as well as high quality restaurants and eateries.

Rooftop Restaurant
The 15,000 sq ft restaurant on two levels will be West London’s highest rooftop venue, with unrivalled panoramic views over Hyde Park and beyond. South-facing terrace.

The building complex is across the road from and overlooks Paddington Station.

Expected completion summer 2022.

Paddington Square is a development by Sellar on behalf of Great Western Developments Ltd, a joint venture between Hotel Properties Limited and Anchorage View Pte. Ltd.


The site is approximately 0.45 hectares in size and comprises two buildings formally used by Royal Mail.

The red-brick building is a 6 storey structure built in 1985. The frontage dates from 1907 and some of the original 1892 building has also been preserved.

Also known as Paddington Quarter, Paddington Cube and 31 London Street.

2018 - Demolition commenced, construction to start in 2019.

2016 September - Planning permission granted for the demolition of existing buildings and mixed-use redevelopment comprising a commercial cube providing up to 50,000 sqm (GEA) floorspace of office/commercial uses, retail and café/restaurant uses at lower levels and top floor level, a retail/restaurant building on Praed Street; a new major piazza including pedestrianisation of London Street, a new access road between Winsland Street and Praed Street, hard and soft landscaping, new underground station entrance and new Bakerloo Line Ticket Hall; and associated infrastructure and interface highway and transport works for underground connections, and ancillary works.(EIA Application accompanied by an Environmental Statement). Site includes 31 London Street, 128-142 Praed Street, London Street, Paddington Station Arrivals ramp and associated surrounds. Westminster Council reef. no. 16/09050/FULL.

2016 July - Sellar Property Group unveiled new plans for the site.

November 2015 - Sellar Property Group and the Singapore Hotel Property Ltd. (HPL) present Request for Scoping Opinion to Westminster City Council before a planning application is submitted to identify the information to be provided in an Environmental Impact Assessment, pursuant to Regulation 13 of the Town and Country Planning (Environmental Impact Assessment) Regulations 2011, in connection with the proposed redevelopment of 31 London Street and surrounds. Ref no: 15/10201/EIASCO

2014 October - Royal Mail Group Limited sells the site to Great Western Developments Limited for £111 million in cash.

February 2010 - Royal Mail Group's vacates the buildings.
