Developer Countryside and housing association Riverside have secured planning permission from Bromley Council for the redevelopment of the Pike Close estate in Bromley.

Designed by architects HTA, the scheme will deliver 170 new homes, including 92 affordable homes for the estate’s existing residents

The development will replace the current affordable housing with high-quality homes that meet the specific needs of existing residents, as well as build 78 additional residential homes to meet the housing need in the local area.

The first phase of construction is expected to start in Summer 2022 and the development as a whole is expected to be complete in 2031. The phasing has been planned so that existing residents only need to move once.

The planning approval comes after five years of conversation and interaction with Pike Close residents, who voted overwhelmingly in favour of redevelopment in May 2019. Following the successful ballot result, Countryside and Riverside collaborated with residents, the London Borough of Bromley, and the local community to improve the scheme's design, holding over 18 public consultation events as part of the partners' commitment to inclusive design prior to planning submission.

Andrew Usher, Managing Director, South London, Countryside, commented: “Following the residents ballot approval for the regeneration in 2019, we have worked tirelessly with residents, the council and local community to design a scheme that delivers for everyone, and so we are thrilled our plans have been unanimously approved.

“The redevelopment of the Pike Close estate is a fantastic opportunity to deliver a significant number of new, high-quality homes for local residents, creating a vastly improved neighbourhood and integrating existing and new communities. We have put the community at the heart of these plans and so we are truly excited to be able to commence construction in Summer 2022.”

Nathan Gravesande, Development Director, Riverside, added: “We are pleased that the redevelopment of Pike Close is commencing this year so that we can realise our vision of creating homes that are up to the high standard our residents deserve, and homes which are fit for the future. We have listened closely to what our customers have told us and are delighted to be moving forward with this exciting joint vision for the estate.”
