First residents move in

Folk Co-living has launched its second site in London, Sunday Mills in Earlsfield.

The building, operated under the Folk Co-living brand by Urban Bubble, opened to residents at the end of October with half of the units rented out prior to completion.

The new 8-storey riverside building comprises 315 beautifully-designed private studios.

Amenities include a roof terrace with 360-degree views of London, a huge co-working space, a high-spec community kitchen, a gym, a cinema room, a lounge and an on-site restaurant and bar for co-living residents to enjoy.

There will also be included food hall concept situated in the building facing the river, offering different types of cuisine for both Folk and local Earlsfield residents to visit.

After extensive research with renters and following the launch of the brand’s first co-living space earlier this year in Harrow, Folk is continuing to disrupt the rental market by eradicating the traditional pain points tenants face such as run-down accommodation, lack of outdoor or working-from-home space, and the rising cost of bills. This building was fully occupied within 6 months from practical completion.

The studios at Sunday Mills start from £1,499 per calendar month including access to all events and communal areas including gym, cinema and co-working space, but also covering all bills, removing the worry of rising costs which many are facing in the current climate.

35% of the Studios are reserved as affordable housing, with studios starting from just £182 a week for renters who most need them. 5 studios are reserved for local young people who were previously in foster care and Folk buildings also commit 1% of net income to local charities and community partners.

The site is just a four-minute walk to Earlsfield train station, where residents can jump on a train to central London in just fifteen minutes.

Halcyon Development Partners developed the building, which was funded by DTZ Investors' specialized co-living investment vehicle, COLIV Fund I.

Sunday Mills, built by McAleer & Rushe and designed by Assael Architecture, features interiors by Atypical Practice, who collaborated to create areas where residents can cook, work, socialize, exercise, and unwind. Beginning in the coming year, Earlsfield residents and visitors will have access to a brand-new restaurant with a view of the river.

In a recent survey, over 80% of Folk residents said the convenience and cost savings of an all-in-one bill were what attracted them to move in.

Paul Naylor, General Manager of Sunday Mills commented: “The launch of Sunday Mills in Earlsfield is an exciting next step in Folk’s journey as we continue to offer hassle-free co-living in London. As our brand has grown over the past few months, we’ve been able to hone our offering, take all the best bits of co-living and combine them with state-of-the-art design and innovative technology to launch Sunday Mills. We’ve balanced the indoor and outdoor spaces perfectly by working with architects and positioning the building riverside, and we are really excited for our first residents to sign up and move in later this year!”

Chris Saunders, COLIV Investment Director commented: “We are really excited to launch Sunday Mills. It is a fantastic co-living building in a great location, so we haven’t been surprised by the phenomenal interest from prospective residents; it’s a testament to the quality of the product the Fund is looking to create and the strength of the Folk Co-living brand”

Dominic Butler, Partner at Halcyon Development Partners added: “I am thrilled to see the launch of Sunday Mills following another successful delivery by our team at Halcyon. I became first involved with this site in 2018. It was clear the site had the right credentials to create a vibrant co-living destination. After navigating the various land interests, I successfully led the acquisition process and transacted on the site in January 2019. The transformation of the site from an industrial storage yard to a game-changing co-living building is breathtaking and an achievement the team and I are hugely proud of.”

The third Folk Co-living building, a 270-studio Folk Battersea with 31% Affordable Housing on-site, will open in 2023.

DTZ Investors is currently raising money to pay for a pipeline of opportunities in the future.
