Dexters is offering a lateral, light-filled two-bedroom flat in the former Dunhill pipe and cigarette factory on Uxbridge Street, located in the charming and well-preserved west London enclave of Hillgate Village.

The property, which is part of a rare conversion of an industrial building in the Kensington Conservation Area, is on the market for £1.5 million. Boasting 930 sq ft of well-maintained living space, the flat includes two bathrooms, air-conditioning, access to a passenger lift, and an off-street parking space beneath the building.

Situated on the third floor of this late Victorian former factory, the home features shuttered warehouse-style windows that allow an abundance of natural light into the 22ft 8in by 16ft 3in open-plan ultra-contemporary white and stainless-steel kitchen/living/dining space, which is ideal for entertaining.

The property also boasts stripped wooden flooring and intriguing industrial features, such as a supporting pilaster in the kitchen area, that serve as reminders of the building's history.

The apartment is currently configured by its present owner as a one-bedroom home, with the second bedroom used as a sleek work-from-home space with plenty of built-in storage throughout.

The factory was once the site of the Dunhill pipe and tobacco factory between 1916 and 1946.

The plans of the building, along with much of its documentation, were believed to have been lost during a World War II bombing raid in the area in 1941, but local knowledge records the factory was a major employer in the area between the wars, shaping this part of London’s interwar identity.

Dunhill, a key architect of the modern luxury goods market, inherited his father's tarpaulin, blinds and equine harness business in the 1890s and developed a special "Windshield" pipe for drivers in 1904. The brand would later become world-famous, and its beautifully crafted smoking apparatus became a must-have item among wealthy clientele.

In 1921, the firm received its first royal warrant, as tobacconist to Edward, Prince of Wales (who, as King Edward VIII, later abdicated to marry Wallis Simpson), allowing them to use the Prince of Wales feathers inside their cases.

Dunhill retired in the late 1920s, moving to Worthing with his mistress, but the Dunhill brand would become indelibly linked with quintessential British characters, both real and fictional, throughout the following decades.

Various Dunhill designs were featured in several James Bond films and the original Ian Fleming novels.

In one of the early scenes of Tomorrow Never Dies, released in 1997, Pierce Brosnan as 007 lights the cigarette of a lookout at a terrorist arms bazaar on the border of Russia and Afghanistan with a gold Dunhill Unique lighter – and then proceeds to punch him, quipping “filthy habit”. Bond is later seen sporting gold Dunhill cufflinks.

Today, vintage luxury items created by Dunhill regularly fetch several thousands of pounds at auction. While Dunhill's tobacco products are now owned by British American Tobacco, London-based Alfred Dunhill Ltd, owned by Swiss company Richemont, produces a full range of classic men's tailoring, casual wear, leather goods, stationery, jewellery, and watches.

Residents of Uxbridge Street can enjoy the best of cosmopolitan London life, with access to the heart of Notting Hill, Portobello Road Market, and eateries such as Mediterranean-inspired Kuro.

The area also boasts green spaces such as Hyde Park, Kensington Palace Gardens, and Holland Park, famous for its opera season.

Jonathon Cooke, Director at Dexters Westbourne Grove says: “This Uxbridge Street property is a perfect west London sanctuary, a rare conversion of an industrial building offering 930 sq ft of well-maintained flexible, lateral living space. Currently configured as a spacious one-bedroom, the flat could work just as well configured as a two-bedroom. The location is extraordinary – Hillgate Village itself is very quiet, with no through roads and a local, community feel. It has its own ‘secret’ pubs and restaurants that only those in the know are privy to. Secure private parking under the building, as well as a separate parking permit from the Royal Borough of Kensington and Chelsea, are huge draws.”
