Landsec's net-zero Red Lion Court development gets green light in Southwark

Developer Landsec has secured planning permission for the redevelopment of Red Lion Court in Bankside.


The new development will offer 230,000 square feet of Grade A offices, retail space, and open public areas on the banks of the River Thames, next to Borough Yards.


The Bjarke Ingels Group BIG designed scheme will feature floorplates ranging from 18,000 to 26,600 square feet, providing access to outdoor spaces on every floor, a communal roof terrace, and unobstructed views over the river to the City.


The development has been designed in accordance with Landsec's sustainability strategy and will be net zero in both construction and operation. By using recycled and low-carbon materials, as well as repurposing part of the existing building, Landsec will meet or exceed GLA and Southwark policy requirements regarding sustainability, energy efficiency, and biodiversity.


The project includes the creation of a new pocket park and public garden, green roofs, and extensive planting, resulting in a significant biodiversity net gain on site. The completed building will be fully electric and feature a Sustainable Urban Drainage System to repurpose rainwater for future use. It aims to achieve WELL Core Platinum and BREEAM 'Outstanding' ratings.


Plans for the building were developed in collaboration with the local community and key stakeholders following a two-year public consultation. Over 45% of the site will be publicly accessible, including an expanded Thames Path, a pocket park, and a community garden, as well as affordable office space, flexible retail, a bike repair centre, and a wellness centre.


Landsec has a long history in Southwark, starting with the redevelopment of Bankside 123 over a decade ago, and is now investing further in the borough.


The company's pipeline in Southwark includes a cluster of green offices, including The Forge, the UK's first net-zero commercial building designed in line with the UKGBC's framework, Timber Square, Red Lion Court, and Liberty of Southwark.

Landsec has appointed Savills and Cushman & Wakefield as leasing agents for the Red Lion Court development.
