A new planning application has been submitted to Westminster Council for modifications to the current planning permission at St John’s Wood Square development.


The major changes proposed include moving the swimming pool from the ground floor to the lower ground floor of the Riding School due to concerns about heat and humidity potentially damaging the Grade II listed timbers. This change would improve energy efficiency and public accessibility and protect the historic structure.


The energy strategy will also be revised, replacing the boilers with Air Source Heat Pumps to remove fossil fuels from the scheme, increase insulation and air-tightness of buildings, and meet the 2021 Part L requirements. The building will be among the first luxury developments to use all Heat Pump technology.


In light of changing fire safety regulations, the project will see improvements in exit routes, including minor changes to the elevations of blocks to include new escape corridors to enhance safety for residents and ensures easier access for emergency personnel.


In response to current planning policies in Westminster and London that encourage car-free developments, the project will also remove 20 basement car parking spaces in Block 9, favouring a single disabled space. Residents in affordable housing units will not have car park spaces or be eligible to apply for street parking permits.


The plan includes general minor updates such as the removal of maintenance cradles from roofs due to a revised maintenance strategy involving Mobile Elevating Work Platforms (MEWPs). This results in more efficient management, improved roof designs, and safer maintenance plans.
