Overview
St John's Wood Square is a new development on the site of the Barracks in London NW8.
The 5-acre site was once known as the St John’s Wood Barracks and former home to the King’s Troop, Royal Horse Artillery. The project will create a residential area complete with a central avenue, a garden square, a unique swimming pool situated inside the listed Riding School, and high-quality public spaces.
The development will contain 179 homes, of which 59 are designated for affordable rental. Another 41 homes for social rent will be established at a different location in Marylebone.
The historic Riding School building from 1825 will be preserved, becoming a focal amenity space for the entire development.

History
2017 August - Planning permission granted for Demolition of existing Barracks buildings (except for the listed Riding School) and redevelopment for residential use (Class C3) to provide a total of 163 units including 59 affordable units . Use of the listed Riding School as private ancillary leisure facility with internal and external alterations. Provision of Class A1/A3 retail units and Class D1 at ground level at 1 - 7 Queen's Terrace, redevelopment behind the retained front facade and the erection of a mansard roof extension, creation of landscaped areas and reconfigured vehicular and pedestrian access together with associated works including the provision of parking, circulation space, servicing and plant area and use of the listed Riding School as a private ancillary leisure facility, associated internal and external alterations, new side extension and the excavation of a lower ground floor beneath the Riding School. Site & Location
The Site is situated partly on the western edge of the St John’s Wood Conservation Area. It is close to Lord’s Cricket Ground to the south, and Primrose Hill and Regent’s Park to the east. The Site is about 2.2ha in area and occupies a large part of an urban block. It includes both the area of the Barracks, which runs from Ordnance Hill to Queen’s Terrace, as well as the properties at 1-7 Queen’s Terrace, which run up to Queen’s Grove. The Site also includes a small area of land to the north of the Site, behind 11-14 Queen’s Grove.
