Developer Avanton, in partnership with Israel Canada, has received planning permission from the London Borough of Brent for Stonebridge Place HA9.


Moments from Stonebridge Park train station (Overground, Bakerloo), this £300M (GDV) project will create 515 new homes and commercial spaces, marking a new era for the site once known as Wembley Point.


Designed by the award-winning Patel Taylor architects (Southbank Place SE1, Battersea Power Station SW8), the development comprises three buildings, with the spotlight on a 32-storey terracotta tower. Once completed in 2027, this will be Brent's tallest building.


Stonebridge Place is set to be a remarkable addition to the thriving Stonebridge Park community, which came to life following the introduction of WEM Tower, a landmark residential building also designed by Patel Taylor and managed by Israel Canada. With 99.8% occupancy, WEM Tower has already proven to be a resounding success. 


Sustainability is at the heart of the development, with a commitment to creating a 100% biodiversity public realm. This focus on ecological responsibility showcases Avanton and Canada Israel's dedication to enhancing the local environment and promoting green living.


Stonebridge Place development will offer a lot for the community. It will host the revered 'Stonebridge Boxing Club' within part of its commercial space, supporting a local charity with a mission to develop promising young boxers and make a positive impact in the area.


The original scheme submitted in February 2023 included an ambitious 35% provision for affordable housing. In response to rising construction costs and interest rates, a collaborative decision was reached to set the affordable housing allocation to 25. The adjustment ensures the project is financially viable while still making a substantial contribution to the local housing needs.


The London Borough of Brent is currently undergoing a remarkable transformation, having been designated the borough of culture for 2020. With a £3 billion investment, the borough is experiencing a renaissance that includes the creation of 10,000 new jobs and 11,500 homes across 30 different sites. This is one of Europe's largest regeneration projects, turning Brent into one of London's most desirable areas to live, work, and study. Two large developments, Wembley Park and Grand Union are both within walking distance from here.


The area offers an array of sought-after dining, leisure, retail, and entertainment destinations, providing a vibrant urban environment for its residents.


Stonebridge Place offers exceptional connectivity, being just minutes from Stonebridge Park Station, with access to both Overground Lines and the Bakerloo Underground Line, ensuring swift and convenient connections to key destinations, including Paddington Station in under 20 minutes.
