Telford Homes has received a unanimous revised resolution to grant planning consent for the 4.82-acre Sainsbury’s site in Ilford IG1.


The scheme was adjusted by a team led by HTA architects to respond to emerging revised fire safety guidance, which required five of the proposed seven buildings on site to be redesigned with a secondary means of escape.

The site has been allocated for mixed-use development in the Redbridge Local Plan, which sets out the Council’s aim to deliver over 17,250 new homes, 5,000 jobs and vital community infrastructure across the borough. Chapel Place allows us to deliver a mixed tenure of quality housing and commercial space in response to the needs of the area, whilst significantly improving the public realm. We believe this opportunity has all of the characteristics to enable Telford Homes to deliver a best-in-class product in Ilford and to deliver on our commitment to building sustainable communities.”

The amended description of development is as follows: Demolition and redevelopment of existing structures for a residential-led mixed-use development comprising a series of buildings, ranging up to 38 storeys in height....
