Overview
Chapel Place is a Build-to-Rent led development by Telford Homes on the site of Sainsbury's supermarket near Ilford Station in Greater London IG1.
The scheme will deliver more than 1,000 new homes, which includes BtR, affordable housing and Purpose Built Student Accommodation.
The development is set within a new landscaped public realm, with a new public park at the heart of it. The scheme is supported by new commercial spaces and a new Sainsbury’s store purpose-built to meet the needs of the new and existing communities.
The development will provide 6,813 sqm of the public realm, which will include the new park space and 3,668 sqm of play space for children. The Chapel Place project was a successful ‘pilot’ as part of the London Borough of Redbridge’s UNICEF Child-Friendly Scheme.
The site is located within a 3-minute walk of Ilford Station, providing direct links to key interchanges at Stratford and Liverpool Street and, with the addition of Crossrail, the development will offer quick and frequent services into Central London.

The 1.95ha site, situated within the Ilford Metropolitan District Centre, primarily features an operational Sainsbury’s supermarket, encompassing 5,447m2 of retail space and 453 vehicle parking spaces. It occupies a prominent rectangular plot in the Ilford Metropolitan Centre, bordered by Chapel Place/Roden Street, Winston Way, Audrey Road, and Riverdene Road. Chapel Square, part of the site, lies to the northeast, serving as the main public access to the store. Located just 200m north of Ilford rail station, the site falls within the Loxford ward of the Borough. Designated as Opportunity Site 1 in the Local Plan (March 2018), it's earmarked for mixed-use development and lies in the Metropolitan Town Centre Investment and Growth Area and the Tall Buildings Zone.
