Overview

London Wall West is the redevelopment of the Museum of London site in the City of London EC2.

London Wall West comprises Bastion House (a 1970s office block) and the current home of the Museum of London, which will become vacant after moving to West Smithfield in 2025. Both buildings were designed by Powell Moya & Partners and built in 1971-76.

The existing buildings will to be demolished to make space for three high-quality office buildings and to improve the public realm.

- 17-storey building – equivalent in height to the existing Bastion House;
- 14-storey building adjacent to building at 200 Aldersgate Street;
- 5-storey building.

The development will also involve maximising the area’s heritage assets, such as the Roman London Wall.

Site & Location

The London Wall West site is situated in the City of London, spanning the Aldersgate, Cripplegate, and Bassishaw wards. It is located on the northern side of London Wall and is bordered by the Grade II listed Barbican Estate to the north, Aldersgate Street to the west, and includes notable historical features such as the Barber Surgeon’s garden and remnants of the ancient Roman Wall to the east. The site currently includes Bastion House, an office building, and the former Museum of London, including its associated highwalks and vertical connection points situated within the footprints of 200 Aldersgate and One London Wall, which are commercial office buildings located to the site's south. A significant feature within the site is the Grade II listed Ironmongers’ Hall, which is not part of the redevelopment plan. However, Ferroners’ House, an unlisted extension to the Hall from the 1970s, falls within the development boundary. The site also includes London Wall, the Rotunda roundabout, and Aldersgate Street adjacent to these buildings. Below street level, it includes the western end of the London Wall car park and an ancient Roman fort gate. The northern part of the site falls within the Barbican and Golden Lane Conservation Area, extending down its eastern boundary.
