Overview

Berol Yard is a commercial-le mixed-use development in Tottenham Hale, London N17.

The scheme will deliver new homes, retail and commercial space.

Set around the locally listed Berol Pencil Factory building (1907). The historic former factory provides 30,000 sqft of managed workspace in the heart of the Berol Quarter.

The site includes 2 Berol Yard, which was previously granted planning permission to be redeveloped as part of the wider Berol Yard scheme. It has remained vacant for five years.

The plans propose:
- 3,800sqm refurbished commercial/retail space in Berol House
- 2,000sqm additional commercial space in Berol House
- 500sqm new retail/commercial space in 2 Berol Yard
- New square with an interactive green garden alongside water features
- Podium Garden and Green Roofs
- Connections through Berol House bringing the neighbourhood together
- More than 200 new high-quality much-needed homes for Tottenham Hale.
- A housing mix of one-, two- and three-bedroom homes with around 35% affordable.

The site is part of The Ashley Road South Masterplan within the London Borough of Haringey.
