Overview
Greenmead Place is a mixed-use development on the site of the Tesco Superstore and car park on Station Road in Harrow, London HA1.
Notting Hill Genesis is proposing the development that includes a new superstore for Tesco and a mix of 504 new one, two and three-bedroom homes.
Designed by Conran + Partners, the project will improve the urban corner of Station Road and Hindes Road, aligning with the area's status as an Opportunity Area and setting a high standard for development along Station Road.
The proposal includes new public spaces, residential streets, and extensive landscaping to improve pedestrian and cyclist access. The new homes across 9 blocks will feature shared podium gardens and play areas. 35% of the homes will be affordable, with the first phase prioritising their development (69% Social Rent/31% Shared Ownership).
Construction will be phased to allow the Tesco superstore to remain operational throughout. The new store will provide 3,814m2 of customer space and a total of 12,948m2 GIA of overall Tesco store, including associated services, back of house, staff areas, servicing and plant and under-croft car park.
The development will deliver:
• A mixed-used development comprising 9 blocks ranging from 4 to 13
storeys in height;
• 504 Residential homes;
• 35% Affordable housing (by habitable room)
• A replacement Tesco superstore with retail sales floor area of 3,814sqm
• A new commercial unit fronting Hindes Road (c. 53 sqm)
• 242 Commercial car parking spaces, new click-and-collect facility.
• 151 Residential car parking spaces i.e. 0.3 car parking ratio.
• 890 residential long-stay cycle spaces and 15 short-stay spaces.
• Meeting child play space requirements on-site with 1,842sqm being provided (926sqm for 0-4 years;
633sqm for 5-11 years and 283sqm for 12 years plus)
• Extensive communal landscaped grounds for residents and new publicly accessible Central Square.
• New pedestrian and cycle routes through the site to improve connectivity.
