Overview

25 Baker Street is a mixed-use development in Marylebone, London W1.

The office element is part of the 19-35 Baker Street development. Full planning permission granted in March 2019 for a 293,000 sq ft scheme containing offices, residential and retail. Work on site commenced in autumn 2021.

The developers aim to create a village atmosphere, similar to that found in the nearby Portman Village or in Chiltern Street. This will be a place for residents, workers and visitors to all enjoy. The developers will keep Grade II listed 30 Gloucester Place building and replace the other buildings on the site with the high-quality new architecture.

There will be an open courtyard with through-route under the office buildings between Baker Street and Gloucester Place.

The new residential-led building at 100 George Street will contain 41 new homes above commercial premises.

The development is a joint Venture with The Portman Estate (Derwent London share 55%, The Portman Estate has a 45% interest).
