Overview
Great Minster North at 33 Horseferry Road is a planned 300,000 sq ft development in London SW1.
The proposed development was in 2017 approved at planning committee pending the signing of the Section 106 Agreement, opening a number of exciting mixed-use opportunities for the property.
The current building (GMN) contains 180,000 sq ft of high quality offices arranged over basement, ground (with 17,200 sq ft of retail) and five upper floors and is let to the Department for Transport.
The plans allow for the GMN building to be demolished and a new development built to create 160 homes.
The new development comprises two new private residential buildings providing 122 apartments, with a third building at the west of the site offering 38 affordable homes.
The plans also include improved retail units along the ground floor, 97 parking spaces and amenity areas such as a gym and an indoor pool which, in the summer months, opens onto the generous communal garden.
The design for City & Liberty takes a bold look towards Victoria's existing mansion blocks, which are commonly arranged around elegant courtyard entrances. The site was divided into two nine storey blocks, connected by a striking central entrance and courtyard garden space designed by award winning European landscape architects GROSS.MAX. The new design breaks up the existing monolithic structure and allows sunlight to penetrate onto Horseferry Road. The exterior is a dynamic and modern reinterpretation of the local brick and faience architecture that characterizes Victoria.
History
2017 Summer - Sinarmas Land Limited acquires 33 Horseferry Road development for over £188 million. Mayer Brown advised Sinarmas Land Limited.
2014 - Planning permission was granted by Westminster City Council in a unanimous vote in December 2014, with the Committee commenting favourably on City &Liberty's “exemplary design.' A quality further highlighted when the project, designed with architects Stiff + Trevillion, was shortlisted for the prestigious international World Architecture News Residential Award.
2015 Summer - Brockton Capital acquires Great Minster North.
2013 October - Alchemi bought the office building Great Minster North (GMN) for £97.5 million, and will go on the market in 2015 with agent LEVY Real Estate guiding offers over £150 million.
