The Garden at 120
Eric Parry Architects worked with German Architects Latz + Partner to design The Garden at 120 on top of Fen Court. The City of London’s largest rooftop space in 2019. The 2,800m2 roof garden includes planting inspired by English country gardens, with espaliered fruit trees, a water feature and a perimeter walk that gives vistas of London’s skyline. Mature Italian wisteria climbs a canopy softening the structure designed to give shelter to visitors. Visitors will be able to enjoy a perimeter walk that gives vistas of London’s skyline.
History
The site at 116-120 Fenchurch Street and 10-14 Fenchurch Avenue was granted consent in September 2008 for around 400,000 sq ft of office-based space in a 15-storey tower.
Greycoat was acting as Development Manager on behalf of Generali, completing the site assembly, achieving a full planning consent, resolving third party matters, and negotiating a new Headlease and Development Agreement with the Clothworkers’ Company.
Generali controlled the site through a mix of freeholds and leaseholds in a vehicle called Saxon Land, which it formed with Australian fund manager Babcock & Brown a decade ago. When Babcock & Brown collapsed in March 2009, Generali bought its stake out and sought a development manager.
The building was pre-let to M&G for its new City of London HQ.
Completion to shell and core Q4 2017.
The opening of "The Garden at 120" 15th Feb 2019.
