The Other House Covent Garden at 25-31 Wellington Street by The Other House is a boutique hotel development in Covent Garden WC2.

The development will rejuvenate a whole block (within the Covent Garden Conservation Area), spanning six adjacent buildings, three of which are Grade II Listed.

The Wellington block is a freehold island site located on the southeast corner of Covent Garden comprising six separate properties and has planning consent to develop a 146-room hotel with retail and restaurant space.

The new hotel development will be another major addition to Covent Garden which is established as a leading global destination.

Formerly planned as The Portfolio Club, a joint venture between APG and London Central Portfolio, which is a new lifestyle hospitality brand in prime central London locations.

2020 September - Capco exchanged contracts to sell the Wellington block to The Portfolio Club for £76.5 million before costs which was in line with the property valuation as at 30 June 2020. Capital & Counties Properties PLC together with Robert De Niro and BD Hotels were planning to create a visionary new 83-room luxury boutique hotel. The new development was to be the first hotel outside of the US for boutique hotel pioneers De Niro, Ira Drukier and Richard Born - the team behind the internationally renowned The Greenwich Hotel in New York's Tribeca district. Vacant possession of the property was secured over the majority of the site and the ERV of the properties as of 30 June 2020 was £4.2 million.

Redevelopment behind the partially retained facades of the non-listed buildings excluding 12 Burleigh Street which is retained and refurbished to provide a ground plus part 8 storey, part 7 storey, part 4 storey, part 3 storey, part 2 storey building plus two basement levels for use as Hotel (Class C1) with ancillary spa, Restaurants (Class A3), Retail (Class A1), Private Members Club (Sui Generis), and Office (Class B1) with works of repair and refurbishment of the listed buildings and other associated works (Site includes: 25-31 Wellington Street, 24-28 Tavistock Street, 13-14 Exeter Street, 12 Burleigh Street, 14 Burleigh Street, 15 Exeter Street and Burleigh House, 22 Tavistock Street) . Ref no 16/03534/FULL.
