25 Hanover Square is an office building in Mayfair, London W1.

Morgan Capital is refurbishing and extending the building on the corner of St George Street and Hanover Square.

Designed by Basha-Franklin, the comprehensive refurbishment of the existing building will create a state-of-the-art workplace for the occupiers through the refurbishing all floors, with a new reception and interior fit-out.

The works include:
• The provision of additional commercial office space.
• Reworking the building externally, creating a new aesthetic befitting this location, lowering the perceived height of the building and recontextualising it.
• The provision of a primary elevation to Hanover Square, with a new ground floor entrance and reception, and a secondary elevation with better rhythm to St George Street.
• The improvement of daylight levels and visual contact with the Square by lowering the sills of window openings.
• The relocation the outdoor terrace from south to north of the building on level 7 to face Hanover Square, creating a more uniform overall massing and composition.
• Future-proofing the refurbished building through environmentally conscious strategies, such as thermal envelope improvements, to limit long-term net Carbon operational utilisation.
• Retaining the majority of the existing superstructure.
• Relocating the core from the west to the south, to create a more efficient foor plan and to activate views of St George’s Church when using the stair and lift.
• The provision of commuter facilities in the basement such as cycle parking, space for changing and showers, as well as a gym for the building occupiers.
• The provision of new services to satisfy recent changes to Fire Safety measures within the Building Regulations.
