Overview

Timber Square at 25 Lavington Street is a mixed-use development in Bankside, London SE1.

A mix of refurbishment and redevelopment providing approx. 370,000 sq ft of space.

The scheme will be constructed using a steel and timber hybrid structure, saving 6,000 tonnes of carbon compared to traditional design.

The site comprises two adjoining buildings referred to as the ‘East’ and ‘West’ buildings.

The West Building will be a new 15-storey building positioned at right angles to the street and adjacent to the hotel. The form and layout of the building have been designed to create a new south-facing public space between the two buildings, which benefits from the midday sun.

The East Building will be 8 storeys tall once completed. A lot of the existing structure will be kept comprehensive refurbishment will be carried out and the height of the building will be increased using lightweight steel and timber construction. By retaining the lower floors, embodied carbon can be reduced, less waste created and disruption for people living and working nearby will be minimised.

History

2020 November - Landsec and Laing O’Rourke sign a pre-construction services agreement (PCSA) for the final design and planning of the main construction of £195M Timber Square development.

2020 March - Planning application submitted for the redevelopment of the site including partial demolition of existing buildings and erection of two buildings including the basement and above ground development of 10 and 15 storeys (in addition to plant) to provide office use (Class B1), retail use (Class A1), flexible retail and leisure (A1/A3, A3/A4, D2/A3/A4), landscaping, public realm, highway works, disabled car parking, cycle parking, plant and associated works. Southwark Council ref. no. 20/AP/1009.

2018 - Developer Landsec acquired the site in December 2018.
