As New York's sultry influence reaches the heart of Old Kent Road, London's skyline prepares to welcome an exciting new £130 million architectural marvel – The BeCa.


Developer Avanton, in collaboration with Housing Growth Partnership and agents Knight Frank, has just launched the sales in its first phase of the grand £730 million Ruby Triangle masterplan.


The BeCa pays homage to Manhattan's iconic Tribeca neighbourhood. Designed by award-winning Farrells architects, the red-brick towers will contain 170 private sale apartments, ranging from studios to two-bedroom homes.


The first collection of one and two-bedroom apartments has launched off-plan with prices starting from £440,000. Nearly 20 apartments have been snapped up off-plan already by keen UK investors.


The construction is underway at a brisk pace, and a marketing suite and show apartment are set to launch in Spring 2024. The first residents are due to move in by late 2024 and site completion is aimed for Q1 2025.


The Old Kent Road Opportunity Area is touted for a tremendous makeover, involving 20,000 new homes, 10,000 jobs, and the infusion of retail, office and leisure spaces. A new breath of life is evident as design-led schemes replace former low-rise retail and warehouses, creating a vibrant living space for Londoners. The BeCa and the Ruby Triangle masterplan are key figures in the area's revitalisation and present a prime investment opportunity within an area slated for monumental transformation, set to become a new 'city' within a city.


The BeCa itself is set on a 1.6-acre site and comprises 262 design-led homes in total, 40% of which are set to be affordable.


Borrowing architectural cues from The Sterling Mason building in New York, a former coffee warehouse refurbished into a luxury scheme, The BeCa weaves a delicate tapestry of industrial and modern style. This is evident in the exposed concrete walls, brushed steel finishes, and industrial elements blending effortlessly with maximised natural light.


Residents will have access to a dedicated porter service, co-working spaces, a games room, private balconies, and three panoramic rooftop gardens that offer breathtaking views of the London skyline.


The emphasis within the apartments is on natural light, flexible space and high-quality specification, including fully integrated European appliances.


Each bathroom within The BeCa will feature red tiling as a nod to the tower's red brick design, while raw concrete and exposed brick detailing will amplify the homes' industrial aesthetic. Aiming for a BREEAM "Excellent" rating, the development has appointed Henry Construction for the build.
