Overview
The BeCa is a residential development within Avanton's £730 million The Ruby development in the Old Kent Opportunity Area in London SE15.
The £130 million residential project on Old Kent Road is developed by Avanton, in partnership with Housing Growth Partnership and Knight Frank as the global sales agent.
The BeCa is a red brick tower inspired by Tribeca, Manhattan in New York. Designed by Farrells, the 18-storey tower will contain 170 private sale apartments. Initial off-plan prices start from £440,000 for a one-bedroom home.
The first residents are expected to move in late 2024, with overall site completion set for Q1 2025.
The development will offer 262 homes on a 1.6-acre site, 40% of which will be affordable. The development includes 22,195 sq ft of commercial space, a gym, and other dedicated resident amenities, such as the porter service, a co-working space, and a games room.
Each apartment will have a private balcony and access to three rooftop gardens.
The architecture mirrors The Sterling Mason in New York where spacious loft-style living spaces have concrete walls, brushed steel finishes, and natural light.
All homes will benefit from a high specification with fully integrated European appliances, and thoughtful design to maximise light and flexibility of space.
To the bathrooms, red tiling will recall the tower’s striking red brick design, whilst raw concrete and exposed brick detailing will help make industrial statements throughout the homes.
The larger development Ruby Triangle will offer over 1,400 homes on a 5-acre site and 150,000 sq ft of commercial space. Residential towers will range from 17 to 48 storeys and will be built around a central park. The residential mix will include private sale, affordable, and Build-to-Rent units.
The development is targeting a BREEAM "Excellent" rating.

2020 June - Resolution to grant planning approval in June 2020 at the Carpetright site for two buildings of 10 and 19 storeys containing 262 homes and 20,000 sqft of office space.
2019 March - Urban & Provincial acquire the freehold interest of 651 Old Kent Road.

Site & Location
The development is located near South Bermondsey station, two stops from London Bridge. It is also a 15-minute bike ride from Borough and a 15-minute walk from South Bermondsey. The proposed Bakerloo Line extension will add two new stations near the Ruby Triangle.
