Overview

Fleet House is a commercial development in the City of London EC4.

Designed by HOK’s London studio, the retrofitted building features a planted façade, a range of outdoor spaces and a new public passageway – Bridewell Passage – that will connect Bridewell Place to Bride Lane, improve access to nearby Bridewell Theatre and St. Bride’s Church and allow on site servicing.

The proposed building GIA is 7,810m2 which comprises:
- Use Class E (Commercial, business and service) proposed from levels 1 to 8
(floorspace 7,122 sqm (GIA)).
- Use Class E (Flexible) proposed at basement, ground floor and upper ground
floor (mezzanine) (floorspace 345 sqm (GIA)).
- Use Class E (Flexible)/ Sui generis (Public House) at ground floor and
basement level 343 sq m.

The development includes:
- New pedestrian, cycle and service route proposed at the rear of the building,
providing access from Bridewell Place to Bride Lane, with a feature Art Wall.
- New façade treatment to building, new entrance fronting New Bridge Street
and external landscaping.
- A highly sustainable building which adopts net zero ambitions through the
design of retaining the majority of the existing structure.

Proposed Building Heights:
Main Building- mixed-use office/commercial/retail: 8 storeys and a maximum
height of 37.3m (at top of lift overrun).

Existing Building

Fleet House is an office building from the 1950s with commercial spaces on the ground floor, including a betting shop, cafe, restaurant, and St Bride’s Tavern. Fleet House is a 7/8 storey concrete building with a primary frontage on New Bridge Street, covering an area of 0.0887 hectares, and St Bride’s Tavern is a 4-storey building adjoining Fleet House. The total floor space is 5,612m2 GIA, with pedestrian access points to St Bride’s Tavern, commercial, and office uses at the ground floor level.
