The Earnshaw on New Oxford Street is a mixed-use development in London WC1.
The scheme comprises two new separate buildings. The first one consists of 18 residential apartments and the second is a 140,000 sq ft office building.
Practical completion is anticipated in June 2022.
Also known as Castlewood House and Medius House site. The existing two buildings are Medius House at 63-69 New Oxford Street and Castlewood House at 77-91 New Oxford Street.
2021 March - Skanska is appointed as the main contractor.
2019 October - Demolition and groundworks commenced in October 2019.
2019 June - Internal demolition of Castlewood House. It is now vacant and in the process of being stripped out of all fixtures and fittings.
2017 - Planning permission granted for the demolition of the existing office building at Castlewood House (Class B1), and erection of an 11 storey office building (Class B1) with retail and restaurant uses (Class A1/A3) at ground floor level; enlargement of existing double basement level and formation of roof terraces and rooftop plant along with associated highways, landscaping, and public realm improvement works. Partial demolition of Medius House with retention of the existing facade, and erection of a two-storey roof extension including private roof terrace, in connection with the change of use of the building from office (Class B1) and retail (Class A1) to provide 20 affordable housing units (Class C3) at upper floor levels with retained retail use at ground floor level. The concrete frame of Medius House is now complete and can be seen rising above the historic retained facade from street level, reports Structural Engineer Davies Maguire.

Main contractor appointed for The Earnshaw
Royal London Asset Management Ltd has appointed Skanska to build The Earnshaw Building.
The contract is worth £83m and is for two separate buildings. The first one consists of 18 residential apartments and the second is a 21,400m2 mixed-use commercial office building.
Both buildings will have retail units located on the ground floor. Skanska will also install mechanical, electrical, and public health services for the development.
The buildings are targeting environmental accreditations which include BREEAM Outstanding for the commercial office space and BREEAM Excellent for the rest of the development, as well as a WELL Core and Shell Gold certification.
Construction work is set to start in May 2021 and the development is expected to complete in December 2022.
