Feature17 is a mixed-use development of 436 homes as well as community and commercial space in Waltham Forest, London E17.

The work will be carried out in five phases with construction expected to commence spring/summer 2016. Estimated completion 2021.
The plans include 150 council homes for social rent to replace the outdated, existing homes that will be demolished. All residents are being given the chance to stay and move into a new home or move elsewhere in the borough. An additional 286 homes will be created, of which 40 will be available through shared ownership schemes and the remainder for private sale.
Marlowe Road Estate was identified as the highest priority for regeneration in the Council's Estates Review in 2010. Under the approved plans, with the exception of Northwood Tower all of the site's existing buildings will be demolished and rebuilt, making way for an integrated neighbourhood set around a new public plaza.
The masterplan designed by Stitch Architects puts a focus on attractive, tree-lined streets with landscaped open spaces and pedestrian-friendly connections, all helping create a safe and attractive environment that links well with its surrounding area. The homes will be offered in a wide range of sizes and layouts to suit a variety of residents, from four bedroom family houses with private gardens, to maisonettes and apartments with terraces or balconies, but all have been designed to high standards of quality and efficiency.
The new scheme will also provide over 1,000 sq m of commercial space that will include an improved Co-operative store, a local Post Office and other new retail and community uses. Car parking and associated infrastructure is also part of the planning consent.
