A topping out ceremony to mark the completion of the main structure at Hopson House was held at Feature 17, Countryside’s regeneration of the 50-year-old Marlowe Road Estate in partnership with Waltham Forest Council.
The ceremony was attended by Councillor Clare Coghill, Leader of Waltham Forest Council and members of the Waltham Forest Council Regeneration and Growth team.
The first affordable homes at Hopson House is part of Phase 1A of the Feature 17 development, which will deliver 103 new homes in total.
Feature 17 will provide 436 new homes, with 38% affordable, including 150 council homes for affordable rent to replace the outdated existing homes.
There will also be flexible retail space managed by the council surrounding a new plaza with improved walkways and cycle routes, which link into Waltham Forest’s ‘Mini Holland’ scheme, a play area and water feature. The new community and commercial space will transform the former estate and area surrounding Wood Street station.
Andy Fancy, Managing Director of North and South London at Countryside Partnerships South, commented: “We are really excited to be celebrating this stage in the programme for Feature17. We are proud to be delivering the affordable units two months ahead of schedule, and this shows that keeping the community at the heart of a scheme is engrained in our DNA.
“Feature17 is an excellent example of the local community, the council and Countryside working together bringing investment to the borough through their commitment to reviving the neighbourhood.”

“It is great to see the progress that is being made at Feature 17, which is dramatically improving both the housing and the community facilities in this area of Walthamstow. It’s fantastic that the delivery of these affordable units at Marlowe Road Estate is two months ahead of schedule.”

Planning consent has been granted for a new mixed-use development of 436 homes as well as community and commercial space.
Richard Cherry, Chief Executive of Countryside’s Partnerships division, said: “It is great news to have been given the go ahead for our plans for Marlowe Road and we look forward to getting on with the delivery of this new and improved neighbourhood. The new scheme will bring with it high-quality housing for local people, as well as a much improved public realm with safe and inviting open spaces for the local community to enjoy.”
