Hackney Road is a mixed-use hotel-led redevelopment by Regal Homes in London E2.

150,000 sq ft of commercial space and 9 residential units.

The site includes B1 office space, mixed-use A1/ A3/ B1 space, 9 new homes and a Public House that serves as a late-night venue for the LGBT+ community replacing the loss of the Joiners Arms Public House.

The site is located within the Hackney Road Conservation Area.


2021 January - Hackney Council agrees to guarantee planning permission for the ixed use redevelopment of site including part demolition, part retention, part extension of existing buildings alongside erection of complete new buildings ranging in height from four to eight storeys above a shared basement, to contain a maximum 9 residential units (Class C3) up to 10,739m2 (GIA) hotel floor space (Class C1) up to 3,529m2 (GIA) employment floorspace (Class B1), up to 358m2 (GIA) flexible office and retail floorspace at ground level (Class A1, A2, A3 and B1) and provision of Public House (Class A4) along with associated landscaping and public realm improvements, cycle parking provision, plant and storage. Tower Hamlets planning committee has agreed to give permission for the mixed-use development by Regal Homes on Hackney Road.

The scheme will provide 150,000 sqft of commercial space and 9 apartments along with improved public realm and cycle parking.

As part of the planning submission for a mixed-use development, Regal London has agreed a first right of refusal for an LGBT+ operator to lease the A4 unit within the scheme, in addition to a 12-month rent free period, £130,000 contribution to fit out costs and a 25-year lease.

Regal London has worked with the GLA Culture Team, Tower Hamlets, members of the local community and the Friends of the Joiners Arms to create a development that is viable for all parties and will be an asset for the future of Tower Hamlets.
