Dace Road is a planned mixed-use development in Hackney Wick, London E3.
Designed by BuckleyGrayYeoman, the development will comprise 3 brick-built residential buildings with commercial uses on the ground floor and a contemporary steel and glass commercial building on the corner of Dace Road and Monier Road.
The buildings will be arranged around a central courtyard with retail units to provide a social hub for the development.
2018 December - Southern Housing Group completed the purchase of two development sites on Dace Road in Hackney Wick. The sites will be brought together to form one community providing 144 much-needed quality homes and 64,000 sq ft of commercial space. With over 60% of the new homes being affordable, the new homes being built by the Group will suit a range of customers with a mix of tenures, including open market sale, shared ownership, London Affordable rent, and London Living Rent. The affordable element will be partially funded through the Mayor of London’s ‘Homes for Londoners’ programme, which aims to use the £4.8bn of grant funding secured by the Mayor to deliver a total of 116,000 new affordable homes in the capital by 2022. Ten percent of the commercial space – which includes light industrial and office space – will be offered under affordable leases, and the Group will be working with a commercial partner on the scheme. This new commercial space will provide a significant employment boost to the local community. The Group is talking to a specialist affordable co-working operator to provide a local hub for startups. Southern Housing Group bid competitively for the two sites, which were previously owned by Aitch Group (1-7 Dace Road for £18.5 million) and City & Suburban Homes Ltd.

Demolition of all buildings to enable a mixed use redevelopment of four new blocks ranging in height from five to six storeys to provide 15,768sqm of floorspace (GIA), comprising: 6,308m2 of commercial space, 110 residential units including affordable housing and associated open space, amenity areas, vehicular access, accessible parking, cycle parking and refuse/recycling stores.
