St George has revealed plans to improve the public spaces surrounding the Grand Union development.
The routes to Stonebridge Park Station will see new trees, widened footpaths, new cycle lanes, additional seating, lights and planting.
The works will begin in August 2020, starting with the Old North Circular, where 27 new trees will be planted along with more than 4,000 shrubs.
In early 2021 Beresford Avenue will benefit from improved pedestrian priority, with footpath widths doubled, three new pedestrian crossings and more green space and trees added.
Steve Kirwan, Operations Director, St George West London said: "Brent, the 2020 London Borough of Culture, is one of the boroughs in London which prioritises pedestrians, with half its streets offering wide pavements and green spaces. We are pleased to be working with Brent Council to deliver sustainable green routes to Grand Union for use by residents and the local community. The new routes around Grand Union will improve the journey for pedestrians and cyclists and are central to the wider commitment of enhancing the local area to ensure that Alperton is an accessible, green neighbourhood for people to live, work and visit."

Brent Council To Acquire 114 New Homes
Brent Council has agreed to purchase the long leasehold interest in 114 new homes at St George's Grand Union development for the purchase price of £27m plus statutory costs.
The homes include 92 affordable rented flats and 22 shared ownership apartments. Practical completion is expected in November 2021 for the affordable rented homes, and May 2023 for the shared ownership homes.
The developer will grant the Council a 999-year lease at a peppercorn rent on completion of the contract for the 114 affordable homes.
The 114 1, 2 and 3-bedroom affordable homes are being sold as a package within blocks A and B (affordable rented homes) in phase 1 and block D (shared ownership) in phase 3. Construction of the 1st phase of this development comprising 92 affordable rented homes commenced in December 2019.
The purchase price offer is £27m but the total cost of the scheme to the
Council is £30m (when including 12% for fees and contingency) and would sit
within HRA. The average cost per home is £265k including all on costs (£237k
based on purchase price only).
The contract will be exchanged in May 2020.
The Grand Union development will deliver a total of 3,030 homes in the Alperton
area. It is a development spanning 10-15 years but the first homes are now
being built. The planning application reference of the development is 18/0321.
35% of these homes will be affordable. This totals about 1,050 homes of which 30% (315) will be shared ownership and 70% (735) rented. The rent is required to be capped at Local Housing Allowance (LHA).

Phase 2 Planning Permission Granted
Planning permission has been granted for Grand Union Phase 2, reports architect Sheppard Robson.
The development will deliver 524 new homes and landscaped public realm set along the historic Grand Union Canal.
Planning permission has been granted to the second phase of the Grand Union masterplan, which will create a new community with over 3,000 homes. Phase 2 will feature a mix of private and affordable homes (37%)—including affordable rent and shared ownership tenures—at the former Northfields Industrial Estate in the London Borough of Brent.
The design delivers 950m2 of landscaped public realm, including podium gardens and designated play space, with private roof terraces for residents, as well as brown roofs and wildlife-friendly planting to promote biodiversity and sustainability. A canal-side path provides an idyllic recreational route running parallel with the line of the canal, while a seating terrace offers opportunities for dining, relaxation and socialising with water-front views.
Alan Shingler, Partner at Sheppard Robson, commented: “Our approach to this site delivers high quality residential offer, arranged to enable a welcoming public realm and optimise the site’s natural assets for the benefit of this new neighbourhood, while anticipating and connecting the Grand Union Canal’s future phases of development.”
